Overview
This course discusses a typical overall land development process, from initial review of a vacant property through final approvals and certification after site construction activities. While no two municipalities have the exact same standards or procedures, the course provides a detailed discussion of what can typically be encountered by the Engineer throughout the process, how the Engineer works and interacts with the developer/client and what additional support team members are sometimes needed to complete a project.
Included in the course are discussions on land use and zoning, due diligence evaluations, cost factors, design standards, plan preparation, permitting and approval to construct activities and project close-out.
Specific Knowledge or Skill Obtained
This course teaches the following specific knowledge and skills:
- The relationship between the Engineer, project developer and specialized project team members needed to complete a successful land development project
- Due diligence activities needed throughout the project development cycle to assure the project can be constructed as envisioned and within budgetary limitations
- Land Use and Zoning issues that affect the development of a vacant parcel of land proposed for development and how amendments are accomplished
- Technical and design standards that must be met in preparing a set of construction plans
- Permitting and approval activities that must be undertaken to obtain site construction approvals
- Construction, close-out and certification activities required by the Engineer at the end of the project
